Conlon Real Estate Opportunities Fund (CREOF)

The Conlon Real Estate Opportunities Fund closed in July 2008 with a $27.5 million equity commitment and has since closed on five investments with a number of new opportunities currently in the pipeline. CREOF’s investment approach is to identify off-market or distressed opportunities with operating inefficiencies while anticipating the market recoveries that are part of the cyclical nature of real estate. The fund typically deploys approximately $5 million per investment and targets a 20% compounded annual return to investors, which will be generated through various investment strategies such as land re-zoning and entitlement, environmental remediation, development and/or adaptive re-use, and operational efficiency gains. CREOF has no geographic restrictions for its investments but no single investment may constitute more than 20% of the fund. CREOF’s investment horizon is seven years. The fund’s equity is expected to be fully committed within the next six months.
 

Conlon Value-Add Fund (CVAF - New Fund)

The Conlon Value-Add Fund is the latest Conlon & Co investment vehicle. With a targeted size of $100M in equity, CVAF will leverage the success of CREOF and the expertise and relationships of its principals to deliver solid returns to its investors through a series of value-add and opportunistic acquisitions, which will be augmented by acquisitions of stabilized cash-flowing properties with more conservative risk profiles.
