The Tanglewood acquisition includes the purchase of two parcels of land in Elizabeth City, North Carolina. Originally purchased in ‘raw-land’ condition, a 72-acre parcel (labeled as Site B) and a 40-acre parcel are located adjacent to and across from an existing Super Wal-Mart at the junction of a new major highway bypass and the main local connector road linking the existing city center with the new bypass. The central location of Elizabeth City combined with the presence of Wal-Mart provides the foundation for what will become a large, regional destination retail hub
 

Business Plan Summary

» The two sites were purchased as raw land at a steep discount to market pricing as the original developer was faced with imminent foreclosure.

» The 40-acre site was successfully taken through the entitlement process with 8 lots created ranging in size from 2.5 acres to 7.3 acres designed for larger land users such as vehicle dealerships, flex office and hotel. All horizontal development has been performed (roads, sidewalks, utility stubs, pump station, water retention pond, traffic light, etc.) and one has been sold to Hall Honda with another under negotiation presently.

» The 72-acre site which shares a parking lot with the new super Wal-Mart is currently in the entitlement process. The front 22 acres which borders the main connector road is being subdivided into 10 lots ranging in size from 1 to 2 acres designed as out lots for free-standing smaller retailers while the back 50 acres is being retained for future development into an anchored power center or multiple big-box retailer site.
